Three cities' jurisdictions meet in this valley, but the neighborhoods share one identity: hillside communities looking out over the last great agricultural valley in the county.
A gated master-planned community of roughly 580 homes wrapping the fairways of Dos Osos Golf Club. Built primarily from 1997 to the early 2000s by merchant builders including Continental Homes (the "Catavina Estates" tract) and Lucas & Mercier ("Montecito"), it remains the largest neighborhood on the valley rim.
A small gated enclave of just 80 semi-custom homes on the hillside off Rockwood Road, built roughly 2005β2012 under the Rancho Vistamonte Specific Plan and annexed into Escondido around 2004. Large highly upgraded homes β stone turrets, 3,400β4,000 sq ft β with sweeping views over the valley and golf course.
